Estar vs Ser
In Spanish 2 lesson 27 I'm a little confused by the uses of Estar and Ser to describe location. I think that in Spanish 1 it was said that you could use either verb to describe the location of a building;
El banco está aquí o El banco es aquí.
Estar because location is being expressed or Ser because the location of the bank is an innate quality and is not likely to change.
However, I thought that when expressing location Estar should always be used to be grammatically correct regardless of if the location is permanent or temporary.
El libro está en la mesa y la playa está lejos de aquí.
But in Spanish 2 both verbs are used to express location.
Ese lugar no es aquí.
No está cerca de aquí.
No sé la dirección, pero es cerca de la plaza.
